Steep joints, wall-side work and several layers add time beyond the visible opening.

Get help with a roof leak, loose shingles or a failed flashing joint. A free inspection helps locate the failure and define a repair that connects to sound roofing.
A brown ceiling ring is the indoor end of a water path. A cracked pipe boot, an exposed nail or flashing that has separated from a wall can let rain onto the deck, where it travels before dripping. We check the roof connection behind the symptom so the repair reaches the cause.
An isolated failure is often a repair decision. Adjoining shingles still need to lift without breaking, replacement material has to fit, and the flashing and deck need a sound connection. If those conditions are missing across a broad area, another patch is a different proposition from a lasting repair.

For a shingle repair, damaged pieces are removed and compatible material is secured into the surrounding roof. A pipe boot repair has to close around the pipe and tie into the shingle courses; coating the split with sealant alone does not renew a deteriorated boot. At a wall or chimney, the water path can require rebuilding flashing rather than simply covering the visible joint.
The repair area sometimes grows after damaged covering comes off. Soft decking or deteriorated underlayment must be addressed so the new work has something sound to attach to. We explain that distinction between the visible defect and the underlying work.
A limited leak on workable roofing is different from repeated openings in worn, brittle covering. Multiple leak areas, widespread shingle deterioration and extensive wet decking change the value of another repair. Replacement opens the roof system to a more complete correction, including details that cannot be restored from the top.
A repaired shingle may look different from sun-weathered material. The aim is a compatible water-shedding repair, with appearance discussed as part of the choice. Historic material changes have a separate approval question covered in our historic-roofing guide.

Repair price follows the access and detail work as well as the size of the opening. A steep roof-to-wall joint, several layers, a chimney connection and damaged deck all demand more work than replacing one accessible boot. A roof-replacement rate cannot price these repairs accurately.
Call with the location and the symptom. We can start with a free roof inspection and discuss the repair scope after the roof has been checked.

Water showing up inside deserves a roof-side answer. Arrange a free inspection to look at the failed detail and the roofing a repair must join.
