Repair the roof detail
A small seam or flashing failure may need a compatible repair without coating the entire roof.

Find out whether a sound commercial roof is suitable for restoration before choosing a coating.
A coating renews a suitable roof surface; it does not rebuild a wet or failing roof assembly. The starting questions are whether the existing system is compatible, securely attached and in a condition that can be properly prepared. Wet insulation, loose membrane and failing edge details need their own correction.
The coating product, substrate and drainage conditions have to fit together. Cleaning, repair of seams and penetrations, adhesion preparation and the specified application determine whether a restoration plan is useful. A bright new surface alone does not answer those questions.

Restoration needs the roof beneath it to be worth restoring. We consider the condition of the system with the building owner before choosing a surface treatment.
The coating budget follows preparation, system area, repairs, penetrations and access. A lower amount of tear-off does not make restoration suitable where the existing assembly is unsound.
A small seam or flashing failure may need a compatible repair without coating the entire roof.
