TPO roof work
Define the roof work around the building that depends on it. Get help with low-slope repairs, TPO, EPDM, coatings and replacement decisions.
A leak over stock, equipment or an occupied room is both a roof problem and a building-operations problem. We examine the existing covering, seams, penetrations and drainage, then consider what the insulation and deck are doing below the surface. A dry-looking membrane alone does not establish a dry roof assembly.
Repair, restoration and replacement serve different conditions. A limited opening with sound surrounding material is a repair candidate. A compatible coating needs stable, prepared roofing and addressed moisture. Widespread wet insulation or deterioration calls for a broader scope.

TPO repairs need compatible material and properly prepared welded connections. Around equipment curbs and penetrations, the membrane has to turn and terminate without leaving a water path. A seam that appears closed at the surface still needs a sound bond across the repair.
EPDM is a rubber membrane with its own seam and flashing materials. Cleaning, preparation and compatible adhesives or tapes matter to repair adhesion. Mixing an unrelated surface patch into either system can make the next repair more difficult.

EPDM roof workA coating is a restoration option when the existing roof is compatible, secure and suitable for preparation. Wet insulation, failing attachment and drainage defects need their own correction. Adding coating over those conditions does not rebuild the roof underneath.
On a flat roof, water still needs a reliable route to drains, scuppers or edges. Debris, damaged drain connections and low areas can keep water against vulnerable details. We consider drainage with the repair so a new patch is not left sitting in the same water.

Flat roof repairsThe work plan accounts for roof access, rooftop units, loading and occupied areas beneath the work. A replacement can expose deck conditions that a surface repair never reaches. Separating those items helps the owner understand what is being repaired, removed or restored.
Price depends on system area, attachment, insulation, moisture, edge details and access. A residential shingle rate does not describe this work. Tell us about the system if you know it, active leaks and the building's use; a free roof walk can start the scope conversation.
