Ask about a metal roof leak
Discuss metal roof replacement and repair with the panel, fastening and flashing details matched to the roof.
A metal roof changes more than the appearance of the house. Panels, seams, fasteners and transitions have to work together as the metal moves with temperature. The product and the roof geometry determine how those connections are built. We discuss the actual roof before treating metal as an automatic upgrade.
Standing seam and exposed-fastener systems have different attachment and maintenance details. Penetrations, valleys and roof-to-wall joints still need compatible flashing, and the underlying deck and water-protection layers remain part of replacement.

A roof inspection connects the product choice to the roof shape and condition. Metal work needs its own scope; the asphalt calculator does not price it.
A failed fastener seal or flashing detail is different from widespread panel deterioration. Compatible repair materials and secure attachment matter to either scope. A material change on a designated historic property also has a separate approval question.
